Every buyer asks this question first.

What will I actually pay each month?

Not the number on the listing. The number that hits your account on the first of the month: principal, interest, taxes, insurance, and PMI if you're under 20% down.

Chapter Two · The rental math

Lenders don't read pay stubs for this one.

Will the rent actually cover the loan?

A DSCR lender divides the rent by the full payment. Above 1.25 and the pricing gets good. Below 1.0 and you're subsidizing a tenant's address.
